No building regulations document

Hi all, 

In the process of selling my house, which was purchased in 1991.

The buyers solicitors are requesting building regulations certificates from the extension. However the extension was built prior to my purchase and we haven’t got any building reg certificates.

What’s the implication of this?

    Assuming it was the local council that signed it off, they should be able to send you a copy of the completion certificate - for a fee.

    But sometimes work is signed off by an "Approved Inspector", which is a private company, so they should be able to send you a copy - for a fee.

    Or... some council websites let you search for Building Control Applications online - and let you download a copy of the completion certificate for free (but perhaps not if it is a very old one).

    Or... you can just say what you said in your post - that it was extended before you owned the house, and so you don't have the certificate - and see if the buyers or their solicitor kick up a fuss.

    There is zero risk of comeback from a lack of BR paperwork from 1990 or before.
    After 30 years, the proof of the pudding is that it hasn't fallen down...

    It's quite probably that it simply would never have had BR paperwork, because it wasn't issued back when the work was done...

    You tell your solicitor "we haven't got any building reg certificates", and take it from there. Work done 30+ years ago is ancient history from a regulatory point of view, and any inherent defects would have made themselves known by now.

    Out of interest, how old is the rest of the house, and are they asking for certificates for its original construction? Same logic applies, really.
