FTB messed up the process - might end up homeless!

    Don't just try. DO IT.

    Get them on the phone today. Don't email, or write, or text, or whatsapp... PHONE them. Talk to them. Explain the situation, explain that you've dropped a furry wrinkly one, and ask them very nicely if they'd please bear with you...

    The EA is very anxious to get the deal done ASAP and mentions that the sellers solicitors are ready and waiting on instructions from our solicitors.
    They tend to be when there's commission to be earned.

    Ring your solicitor today - if the person working on your case isn’t available ask to speak to their superior.  Explain you need to urgently know what is happening with your purchase.

    I have found phone calls work much better than emails which tend to be ignored

    Get your Solicitor to push for Exchange now. Also speak with your LL, ask for an extension. To be honest it would take them 6months+ of courts to get you out anyway.

    They have given notice so will have to pay costs if he has new tenants to move in.  OP I sympathise I did the same thing as a FTB I was on the phone everyday pushing and it all happened in the end.

    Since the OP has given notice the tenancy will end once the notice is up. For the tenant to stay beyond their notice it could be seen as trespassing and the landlord may be able to charge double rent.

    That is indeed why several people have said the OP needs to talk with the landlord.
    No reliance should be placed on the above! Absolutely none, do you hear?

    You and the EA need to keep harassing your solicitor to get on and do exchange/completion ASAP. Sounds like everything is ready. I would send an email saying you MUST complete by XX June (whatever date you want to put) because you lose your rental then and will be homeless, and you want to exchange ASAP. That should encourage them to get on with your case. 

    Then follow-up with regular chasing phone calls (not emails). Get the EA to chase them too. 

    Meanwhile, as others have said - get working on your contingency plan. Phone the landlord and ask if you can possibly have the place for an extra month. If not (if they've already got a new tenant signed up), look into local storage places and options for temporary accommodation.

    Thank you folks for all your advice. I'm trying to ring up my solicitor and also mailed her but got an OOO message :(
    My landlord is in New York right now so I'll be sending across a mail to explain this stuff, hopefully it all works out, fingers crossed!
