Land Registry - What happens when completion complete?

Hi everyone. Quick question. We’re due to pick keys up on Thursday. Should I have had something from solicitor regarding land registry so we know the property is going to be transferred into my husband and I’s name?

Also should they have asked if we wanted it tenants in common or joint as we haven’t been asked this or will they just assume joint tenants as we’re married? Thanks

No, because that's (a) standard and (b) doesn't happen until after completion.

Ok, thank you. What happens after completion to ensure it’s all sorted with LR then? Do solicitors do this? Thanks

    It's a legal requirement...

Yes, they should've. But they probably have...

Moved in on March and haven't received land registry title yet. I think there is quite a backlog.

Did you fill in a questionnaire from the solicitor after you first instructed them? That's where they normally ask.
Mortgage started 2020, aiming to clear 31/12/2029.

Not that I remember. Signed client care letter, memorandum of sale had both our names etc. Nothing about land registry though.

You didn't get a questionnaire to complete? This normally asks for names, addresses, proposed property, purchase price, deposit and whether any is gifted, from Help2Buy / LISA etc.
    - double check your original paperwork from the solicitor and see what they said was included in the letter.

As you've not completed the purchase yet contact the solicitor and let them know how you want to hold the property and ask them to acknowledge your email.

Ah that does actually ring a bell now! I remember filling something in with names, addresses and how deposit was made up. They use that for land registry then?

You should get a copy after a few weeks, I think it’s the TR1 form. This will show the title number, address and registered names etc., My copy has always been sent from the solicitor after they’ve registered it.

Yes, provided the question was asked about if joint buyers how do you want to hold the property, joint or tenants in common. Not sure if all firms send a one page guide about the differences. I would suggest you look through your paperwork and if in doubt, email your solicitor.
