Above asking price offer Purple Bricks - no response from vendor

Hi, we've seen a house we like on purple bricks and made an above asking price offer yesterday (everything here is going for above the asking price as there is a massive demand for properties and not enough houses). So far no response from the vendor and he is continuing to book viewings. He now has 3 offers I can see from the system emails I keep getting...how long do we leave it? Its been on the market for 2 days with 3 offers already...we are interested in another house that has best and final bids due on it by 12pm Tuesday so we can't hang about for too long. The EA did ring us yesterday to say he would present it to the vendor and he sounded positive but then no reply from him and no word from the vendor. We assume he is seeing what other offers he gets but how long do we wait?! Thanks.

Nothing you can do the vendor is well within their rights to continue viewings. All you n do is give an ultimatum of I’ll withdraw my offer if you don’t take it off the market. But they’ll probably tell you to do one.DIP 09/02/21

Thanks, no I agree it'd absolutely fine to do so just a little annoying given how fast things are moving, we can hang on for a few more days of course...will maybe mention the other property and see if it changes anything!0

I was in in a similar position with my house 3 offers on first day, My EA was very good and saying the phones are going nuts for my property, (Shame i dislike it so much!! another story) so much so my EA cancelled all other viewings and arranged an all day viewing day on a Friday. He said anybody serious will find the time off work. We laid down the ground rules so everybody knew where they stood.
1, Please think about your offer and give your position, chain etc.
2, We will reply to all offers and give reason if unsuccessful.
3, No answer will be given until Monday afternoon.
We got nine offers one was 30k over asking price in the end went with a chain free cash buyer and got 20k extra.

Yep we had similar with our house which is sstc (5 offers!), however purple bricks are just pants so I'm not at all surprised we've had zero communication from them! We at least did like you and lay some ground rules and specified a date for them to be in by and when a decision would be made. The not knowing is frustrating! Meanwhile viewings are being booked all of next week...im tempted to turn the PB notifications off! 😏0
