Sold now what

we recently sold our house. February time. Then the sale fell through due to the roof needing repaired. (Buyer wanted 6k taken off along with the 10k we already took off) property sold again within a day and we are replacing the roof next week. I just wondered what the process looked like. I’d imagine we need a survey. Can anyone explain the steps? Our solicitor isn’t so forthcoming. After a survey is it a case of waiting for enquiries. Then exchange of contracts?
We have no chain either side so I hope that helps. Thanks

  • Are you purchasing anywhere or going in to rented / alternative?
Has your solicitor given you any forms to fill in?
Have you had a memorandum of sale from the estate agent?

  • Moving in with parents house. We completed forms the first time round. The memorandum has just been emailed Tuesday. Thanks

You haven't yet sold your house; that doesn't happen until exchange of contracts/completion. Up until exchange, any sale can fall through - at the moment, you are 'Sold subject to contract'.

You don't need a survey on the house you're selling - that's for your purchaser to arrange. Their solicitor will be raising enquiries about the property via your solicitor; if the latter can't answer them, they'll contact you for confirmation or documentation.

So, in answer to your question - once you've supplied all the documentation requested by your solicitor, sit tight. You'll be asked to sign a contract in due course; some solicitors request this very early on in the transaction, so that it's sitting on file pending exchange. Others wait until later.

There's some really useful information available online. Some of this won't apply to you as you haven't got an onward purchase, and some you're already aware of, but you may find the following link helpful:https://hoa.org.uk/advice/guides-for-homeowners/i-am-selling/step-by-step-guide-to-selling-your-home/

Careful here! I'm guessing (and apologies OP if I'm out of order here) that by the username, they are based in Scotland.
You've made an assumption here that the OP is in England and Wales where things are different.
In Scotland, it's up to the vendor to provide the survey.

Your purchaser may need to organise a mortgage,  a survey will be conducted, their solicitor will request searches, then raise enquiries. There's little for your solicitor to report on at the moment. Very much a question of waiting .
