Should we submit an offer while viewing is still being carried out?

    I'd offer now if interested. Depends on the local market. Where we are, Essex/East London people tend to offer right after a viewing, it's mental. We've missed out on a few because we've been told 'you can offer on Monday' then we call and be told nope, seller accepted an offer already!

    We have been looking for properties the past few years and had no luck. Do appreciate my son may not want to continue in the course after a semester. Worst case situation, use the property as an investment...

    When I viewed on the Saturday I told the seller I would be offering full asking price when I left - she said she wanted to continue with the viewings she had later that afternoon, and on the Sunday.  On the Monday the EA rang and said both of the Saturday people had also offered asking, the Sunday person had offered under, but had phoned in to increase their offer to asking early that morning.  She went on to say the seller had chosen me (cash buyer in rented) and I could have it if I offered over the asking price.  As I was early enough (last October) to be saving stamp duty I offered 1% over asking price which was accepted. Had a tense ten days waiting for the vendor to supply her solicitor's details, I was wondering if I'd been gazumped - and nearly didn't make the stamp duty deadline either as vendor's solicitor contracted Covid and didn't pass on the file for seven weeks.

    If you want the property and you know you want the property, then make the offer. 
    Why are you so keen on this particular property that you want to offer above asking?

    When I purchased my first house, I walked through the front door, poked my head into the kitchen, liked it and immediately offered asking, subject to the property being taken off market and no more viewings.  The EA was rather surprised as I'd not even walked round the whole house.

    Worked, though, and I was very happy there :)
    Like yourself, it seems to be a magnet that draws us to the property :)

    It may be good to put your offer in now. Either the owner will wait for other viewings to complete to come back to you - no harm in that way. Or it may put off other buyers a little bit when they know you already offer above asking price.

    If you are seriously interested make an offer. Though no point in immediately showing your hand. You've no control over what the vendor decides to do nor how much other potential purchasers are willing to offer.
