Offering during/immediately after viewing - anyone else reluctant to do this or am I too cautious?

    I've always offered on first viewing, and with a couple I haven't returned until the day I moved in. If somewhere is right, you know.

    So I know what people mean now when they say when you know, you know. I finally found somewhere that I knew straight away I was in love with. I had done a lot of the pre-research checks and tips suggested on here as much as possible, a drive-past, then a long viewing with the lovely owners and for the first time I was ready to put an offer on the same day. The owners had said to feel free to come back again, but I thought I may be in a better position if I offered and then went back. I told the agent to let them know we would be making an offer the next day, we just had to mull over the amount.

    When I woke up the next morning and although sure still loved the place was worried about being too hasty with such a big decision (my nature is the complete opposite, as I mentioned, as much as I tried to fight it!) my husband suggested that we go for one more look as they had offered, just to reassure myself. So we went that same day and offered right after that viewing. We are going through negotiations but keeping crossed that our latest offer will be accepted. Luckily it is in an area which is a bit further out from the madness but still within a great distance of all the places we love. I feel like the house itself was made for us so keeping everything crossed.

    I’m going slowly bonkers. Here EAs have been booking 20 off viewings in a row and then it’s gone. So I’ve been taking my mum to first viewings for a second opinion. Offered on one this weekend. And the owner is waiting for other viewings booked to go ahead and will consider my offer by Tuesday. 

    It seems no matter how I play it it’s the wrong way for that agent / viewer. 🤬

    I’d love to just chuck in the towel this week. I started off viewing house so excited. 🤣🤣

    I know exactly that feeling. It’s so frustrating. That sounds really bonkers though - 20 viewings! A good idea to take your mum as well for a second opinion at the time. 

    I thought it would start to calm down a bit by now but I think the September deadline is the new one everyone’s trying to beat.

    It still sounds like you’re in with a chance though. It wasn’t a no. Don’t give up hope just yet. I didn’t think anything would come up for me. In fact the place I saw, when I told the EA my top budget when it first came on, they said no to even viewing!

    I offered asking immediately,  but the vendor wanted to honour the viewings she had booked in over the weekend.  On the Monday the EA rang me and said all viewers had offered, but if I offered 'a few thousand' over asking price, I'd secure it, which I did.

    I walked into one viewing to be told there were already three offers. I was fuming. I’ve always explained to EAs my mum needs to be able to get up the stairs to use the bathroom. I wouldn’t mind but getting time off work is a nightmare…. This was before I was making her come on first viewings. (One house started at 8 am - 3 pm - on a Saturday. So if they all showed there had closer to 30). 

    I’m just anxious that the agents want me to enter a bidding war and even the idea sours the whole idea of buying a house. I know that’s how it works. But it’s just driving me to book other viewings and I’m having to restrain myself from sending a snotty email as the EA didn’t even call they emailed.
