    This is the least of your problems!  It is a simple addition to the application for registration if the two interests come into the same ownership at completion.

    Is it a long confusing process to change a property that is currently a holiday let as a business and has been for 10+ years back into a residential property? Thankyou

    Planning consent usually takes up to 8 weeks for a decision. You'd want consent for change of use - along with combining the flat and house into a single dwelling.

    I'll be interesting to hear what your mortgage lender says. If they are a mainstream high street lender, I suspect they'd want the following done before they would offer a residential mortgage:
    - Planning consent granted for a single dwelling
    - Conversion work from 2 units to a single dwelling completed
    - Only 1 kitchen in the property
    (And the lease extinguished - but your solicitor can do that as part of the purchase process.)

    But if it's a 'niche' lender, they might be more flexible.

    The ones discussed!  Mortgage finance, stamp duty land tax and perhaps planning consent for change of use.
