Are you being given a choice in the matter? If you're buying with a mortgage then you'll need anything which (your solicitor thinks) your lender needs anyway. Local authority and water/drainage are standard. Environmental less so.
And as you're paying your solicitor for advice...ask them for advice!0 -
I think none of them are likely to be necessary for peace of mind or usefulness to you BUT the mortgage co may insist on them being done.

Not a ftb but have only brought new builds before.0
