Land Registry Fees

Hello,
We've just had our draft completion statement for our house purchase, we are not selling anything. In the original quote from the conveyancer, they listed the Land Registry Fees as £135, but have charged us £270. On the Government website they state:
Apply using the portal or Business Gateway, for transfers or surrenders which affectthe whole of a registered title, £135
Apply using the portal or Business Gateway, for registration of all leases and transfers or surrenders which affectpart of a registered title, £270
Our purchase is for a freehold property, we are buying it together, so two of us. Can anyone explain why we have been charged £270. I have emailed our solicitor but not sure when we will hear back.....
Many thanks.

So the higher fee is correct - it's being split off from the estate title for the first time, not already on its own registered title.Scottish_Dorset said:Built 2016, rented out by developer and now being sold.0
