    Yes, as others have said, they are generally unreliable, but most likely to be close where there are a lot of recent sales and a lot of very similar houses.

    According to Zoopla, my house went up in value by about £100K overnight a couple of years a go. Due to the timing, I assume that this was because the rather lovely Old Rectory a little  further up the road sold for £1.7M  -  Sadly I don't think my 3 bed ex-council semi had really taken a sudden vast increase in value... It's back to a more normal figure now (one of my neighbours sold recently) but even now, mine, and those of my immediate neighbours, all show different values. Oddly, mine shows as having a higher value, which I can only assume reflects the fact that I bought most recently, as it certainly isn't correct looking at the actual properties - I like my house, and it's generally in good condition, but my neighour has done a lot of high quality improvements to his and has a slightly larger plot due to the shape of the road, so if we were either of us actually looking to sell, I'd expect his to be worth more than mine.

    When we bought a flat in 2007, the Zoopla estimate was almost identical to our purchase price (which matched the mortgage survey).  Of course we went into negative equity for a while in 2008 due to the GFC, but that's nothing to do with zoopla !
