27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

Hi all, I was just after a bit of advice. Our house sale and onward purchase has been going on since January. On our onward purchase the seller refuses to move until 21st June as they have a large family wedding to attend. They have already tried it on delaying the move date for all the chain but we finally landed on the 21st June. Due to their behaviour myself and the chain below me are keen to exchange contracts asap. My concern now is that the area is one of these that the Gov have just covertly advised restrictions in for travel etc and its only guidance at the moment. As the seller has tried pulling a fast one with the move date already and put the chain below me at risk of falling through, I'm concerned that they will attend this big wedding prior to the move date then say they can't move as they have covid (which could be true or not given that the wedding is taking place in a high risk area). Does anyone have any advice on what I should do? For example do you think it is reasonable to go back and say we want an earlier move date? I think part of the problem with the moving earlier too is that they are moving to a new build and don't want to live with family for longer than needed!

How much of a gap are you looking for between exchange and completion?
Once you’ve exchanged they have no option but to stick to the date.All shall be well, and all shall be well, and all manner of things shall be well.

When is the wedding? I would be tempted to make it 10 days after that, in case of isolation/track and trace. Although whether a 'large wedding' would be allowed to go ahead by June 21st is anyone's guess, especially if in one of these higher risk areas, it's currently limited to 30.
We are hoping to exchange today (fingers crossed) and complete in 9 days, and we are stopping all socialising or visiting places where you need to scan in now, just in case we have to isolate and miss our completion date, although I'm sure most house movers wouldn't think to.0 -

Downsized, reduced working hours and living the dream.1
