Cancellation of 1 hotel room

So I've booked 4 hotel rooms through Teletex Holidays rang last night to cancel 1 room I'm being told that I have to pay £456 for the cancellation fees, now my holiday is not until April 2022 and I don't feel I should have to pay the full room price if I'm cancelling from now. How can I cancel 1 room and not have to pay this big fee.

By finding something in the booking terms that says you don't have to.

If you booked a non-refundable room rate then regrettably it doesn’t really matter when you cancel the room, there may be no refund due.  As zx81 says you need to check your paperwork to see what the booking terms and conditions were.

surely this would be considered an Unfair Contract term?  Wouldn't the amount charged for cancellation have to be proportionate to the actual losses incurred?  I find it hard to believe they would not be able to relet the room before April 2022.
