Hello. Looking for some advice as we’re nearing completion. We signed our contract and mortgage deed this weekend and will be returning these to our solicitor tomorrow morning and asking for the completion statement ASAP so we can send our deposit and they can request the mortgage funds (Santander). The property we’re buying is empty (advertised as immediate vacant possession) we have no chain. Our solicitor said we can exchange & complete the same day. I’m hoping 3rd/4th June. Is that a reasonable time frame for them to request mortgage funds etc? We can send deposit and it have to them the same day so I think it’s just the mortgage funds that may dictate on the date. Thanks

Should be plenty, depending on how you're returning those signed papers to the sol.
Tomorrow's Mon 24th. Five working days.
Next Monday's BH Monday, 31st. That gives two more working days before the 3rd, three more before the 4th - so seven or eight total.
Obviously, if you're posting the stuff to them, take a day or two away from that.2 -

You need to have a conversation with the lender as to timescale. See what else is still outstanding.0

Really a question for the solicitor, in communication for the seller's solicitor. In theory should be possible, but may depend on other things eg
- seller send signed and sent everything to their solicitor?
- solicitors have time to review / action the last few steps on your preferred dates?
- lender's timeline to release funds
Is there a particular sensitivity around those dates? If not, just get the docs / money sent, and then tell the solicitor to go go go.
