Undervaluation and cold feet :/

Okay so here are all the links: (sorry it won't let me post the whole web address for some reason?)
1) - The one we've offered on (offer accepted 1st March, planning permission for 300 new houses went through on 1st April, also we didn't know we could do searches ourselves for free) : rightmove.co.uk/properties/103369526#/
2) The one which was similar style that went up for sale after ours a couple of weeks later (on the next street along). It was reduced and now it is STC: rightmove.co.uk/properties/104901572#/
3) And now the exact same house a few doors down that has gone up for sale. Same estate agent otherwise we would enquire!: rightmove.co.uk/properties/107233847#/
We were happy with the price but now we're worried about undervaluation, the new builds and the slow sale of the others. Like someone has mentioned earlier, we could buy one of the newbuilds that isn't lived in before us for a similar priceDo new builds de-value existing ones close by?

I suppose it depends on area but to me, I always considered older houses in an area where there are new builds to be more valuable because, these days, they are generally (but not always) better built, on bigger plots and with more internal functional space. I would sooner lose an ensuite and have a larger bedroom, and do somewhere up myself and have a larger garden for the money instead.
It depends what you value.

Are you planning to sell this property in a year or two, or after you there for the long term?
If you are there for the long term, it doesn't really matter if you pay a few grand over the odds. That few grand will be irrelevant in a few years time. It's more important to buy a property than YOU want to live in - not the surveyor or anyone else.
Nicer furnishings, a better location on the street and better garage access are perfectly good reasons to say one house is worth £280k and the other £300k.1 -
I suggest that a problem with the lower spec house is that you are going to be stuck with that lower spec. The kitchen, bathroom, floors and who knows what else might be 6 or 7 out 10 but are you going to throw thousands at those items to bring them up to a luxury spec? It sounds like the one you are buying is the finished article and several others thought so too.

Specs are not that different (prefer the kitchen contrast on the cheaper one to be honest), don't like the wall at the rear right next to the bay windows on the one you offered on.2

I really would not get hung up about what the estate agent thinks. In any case, they must be expecting you to be looking around, still. Anyone with their head screwed on would be.
Looking at the other house does not mean that you are going to switch horses or reduce your offer, but not looking must leave everyone on edge, wondering when you are going to do so!No reliance should be placed on the above! Absolutely none, do you hear?1 -

No2 - Has a guitar
No3 - Has part of the garage converted to a music room, with 3 guitars and some keyboards!
None of them have a sink in the utility room, I would suggest that limits the utility significantly!
Layout of 1 and 3 are, to me, better use of space but is there really that much difference?
All close to M62 and Cas including the shopping outlet, although it seems the Haribo and Diggerland might be fun.
Seems to be a lot of storage and spots being built as well as a load more houses, it wer all fields when I wer a lad.

If you are having doubts about the location as well due to the other estates being built then maybe consider looking in other locations.0
