So many questions.
If the property is in excellent condition and fully refurbished I think you will find it easy to rent out.
Does it need a EICR + Upgrade to the electrics ?
How long have you owned the property ? Do you need the rental income ?
Are you happy being a Landlord.
Did you buy the property to start a business ?
What else can you do with the money if you sell and pay Taxes + Selling costs.
Why not extend the lease as this will add value and is easier for an existing homeowner
