Sorry it’s been a while since I done this.
My thoughts are mortgage sorted first, then instruct a an independent survey…are my thoughts normal way of doing things?
Also it is likely the seller won’t pass the deeds to my solicitor until the above has been completed and no issues arising?

yep mortgage first, survey and searches next.
don’t worry about deeds, the paper copies are mainly redundant now as most properties are registered on the Land Registry30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.1
