Add name to property title

Hi,
We own a leasehold property under my name for rental (without mortgage). For tax reasons, it now makes more sense to add my wife's name to the title and split the rental income (I understand that this is not possible without her name on the title). Do we still need a solicitor in this case? If we do this DIY, can we simply fill the whole transfer (TR1) form to transfer to joint names and serve a Notice of Transfer to the freeholder?

You can do this yourself as there is no mortgage.
Submit these forms to Land Registry:
ID1 for each of you
AP1
TR1
The Land Registry fee for the work (it's approximately £40)
Then submit the Notice of Transfer to the freeholder.3 -

You can submit the Notice of Transfer at the same time. It's just to inform the freeholder of the additional owner. Land Registry may take some time to update their records due to backlog of applications. I'm assuming there is no consideration involved (i.e. no money is changing hands).0
