Some advice needed

I am currently in an relationship breakdown after 31 years. We are not married, nor do we have children. The split was mutual and is totally (mostly LOL) amicable. I was originally going to keep our 3 bed semi on, but realised that this wasn’t feasible. We have £83k outstanding on our mortgage with a house value of £185k.
I have been looking at flats and have found two that tick all the boxes, one is £140k and is exceptional and the other is £115k though not as good but the price balances them up. Both have offers, first one has been accepted at £137k but i offered £140k and he’s thinking it over. Second one has an offer of £110k but i think the flat is definitely worth the asking price, they have a property and are desperate to move.
My house has two offers, both are acceptable but one is ready to go, though he is wanting most of the furniture in the house, most he can have except my bed, fridge and coffee table. We’ve offered him all of it for £2k extra.
My problem is the first flat, the one which i really adore. He’s clearly just playing for time. But my fear is i will lose the second flat, as they, quite naturally are wanting an answer. I think they will eventually accept the lower offer, just to get the move. I am so worried that i will lose both and be back to square one. Going into rental is not an option, for many reasons, dogs, not much available and basically i just don’t want to spend 3-5 grand only to find the market has increased again.
Can i offer the second flat say, £117k to take it off the market, which i think they would be willing to do? How do i stand legally if i then withdraw the offer because i get the go ahead on my first choice flat?

Legally, fine. Morally, not so. But then if you're happy to gazump, perhaps not an issue? Nothing is certain until exchange. Either side can pull out.
Personally, I'd not have offered if there was an accepted offer on the property. I would also be wary of dealing with a vendor willing to gazump. They may well do the same to you!2024 wins: *must start comping again!*4 -
Well in your situation I would go with the cheaper flat,as pointed out if you deal with a seller willing to throw out a accepted offer they might do it to you.

Make sure you are allowed to have pets as the lease may prohibit it!!2
