Any idea on the best way to to get a larger kitchen and larger bedroom with ensuite?
Neighbour to right of kitchen side is approx 3 meters.
Should I also poss think about swapping kitchen and reception room?

You have cupboards in bed #3 backing on to the bathroom - Remove these, and you have a bit of space for an en-suite. Drainage for the toilet will be the biggest problem though..Kitchen, you could open up the wall to the dining room, but with the doors where they are, the space may not be any better. Swapping the kitchen for the reception room, again, drainage will be the biggest issue. Gas & electrics will also need shifting.Any language construct that forces such insanity in this case should be abandoned without regrets. –

Sorry I should have mentioned we need to make that upstairs shower room into a bathroom as currently the bathroom is downstairs, so will probably be utilizing that cupboard space in bedroom three for that.
I was wondering if a side extension would create a bigger bedroom and kitchen but would it be worth it if the neighbours wall is only about three metres away.0 -
Extending behind the utility room would give you ~3.5m of extra width. But whether you'd get planning permission would be subject to local council policy and the depth of your pockets. Only you can decide if the work is worth it.

What's the budget here? For me the money-is-no object solution is a two storey addition behind the utility, out to the line of the kitchen. Above, this would enlarge bedroom 3, and you could give it an ensuite.
Some photos/information about the construction would help understand whether it is feasible, and the area/rest of the property has to justify that level of development.0 -

You reckon 60-70 grand could cover it?
The same style house has been extended around the corner.
The house hasn't completed yet so can't post pics.0
