Question about indemnity policy and TA6 form

Buying a property and i have the following questions.
1) Do you need separate indemnity policies for each item which lacks building regulation approval? Or would one indemnity policy cover everything? My solicitor says "The policy can cover several lack of building regulations such as the garage conversion and internal wall removal subject to these works complying with the indemnity policy." Is this true?
2) The seller filled in his TA6 form incorrectly. He did not declare garage conversions and wall removals. I've asked my solicitor to get a corrected TA6 form but he seems to think it's not needed and is not keen to chase for this despite me pestering him for it. He says "It is not unheard of the forms being slightly inaccurate and then the position is rectify by enquiries and replies." is this true?

It's true. Just ensure enquiries cover the areas of concern. Carries the same weight as the original form.1

Yes, he has not been able to hide this fact, despite not declaring it or filling it in “incorrectly” on the form. I would be as thorough as I could checking everything else he has filled in on that form. I’m sure your solicitor will be.
That sounds like building regs indemnity but there are other indemnities for lack of (Fensa, certass) certification for windows, installed after 1996, I think, and boiler installation etc but gassafe or corgi may have copies.1 -
The building regulations indemnity policy can cover the lack of building regulations for the garage conversion and removal of the wall, as well as lack of FENSA/CERTASS and Gas Safe certificate. Just make sure when you have your survey that you are happy with the build quality. FENSA became applicable on 1st April 2002, though you don't need a separate certificate if replacement windows were part of a much bigger renovation and are covered by the building regulations sign off and completion certificate.1
