    How old is this boiler? The install should appear on the local authority building control public access, unless it was installed before that was required. The response from the buyer suggests perhaps it's quite old or is problematic. I think I'd be budgeting for a new boiler.

    it's 4-5 years old. Response from buyer on property form says it is in good working order. The surveyor has checked it as well.

    Ref the extensions and windows, I don’t believe BR were around for the extensions, and fensa for 15 years ago probably not with the paper it’s written on.

    Building regs have been in place since 1965 and yes fensa warranty lasts 10 years. Boiler should be gas safe registered but i would be annoyed if they haven't serviced it annually as that voids any warranty. Boilers usually have a 10 year warranty if serviced.

    I found FENSA replacement certificate online for 25£. Lot of owners don't service their boilers as it's not mandated unless they ar letting out. I'll probably get gas safe and service done post moving in.

    Yes but is it worth it if the warranty for the FENSA has lapsed? Again not a requirement but if the boiler is still within warranty and not serviced it is then void.
