    Don't you just hate waking up after a large night, head throbbing... to the dawning realisation that, somewhere between leaving the pub and grabbing that ill-judged kebab that's currently drying onto your duvet, you accidentally bought another house...?

    Can't even really claim you won it in a game of cards...

    At least the lockdown closure of pubs has reduced the chances of such horrible accidents.

    (Still, it's a tiny bit easier to understand that than the whole convoluted chain of accidentally preparing a property to let, accidentally finding a tenant, accidentally signing the tenancy, accidentally waiting for two years while they lived there, then claiming it was all a horrible accident that you ended up a landlord.)
    I'm forever accidentally getting gas safety checks, PAT tests, legionella assessments, landlord insurance, registering as a landlord with the council, getting an EPC certificate, engaging a letting agent, installing smoke alarms / heat detectors / carbon monoxide detectors, registering deposits with an approved deposit provider, and conducting credit and reference checks on potential tenants.  What am I like, eh?!

    I have read the legislation many times and I don’t understand what you’re finding difficult about the “additional” in additional dwelling supplement. What people intend to do with the additional property is irrelevant it’s the in-addition-to-property-already-owned that makes the ADS due. Perhaps you need to look up “accidental” in the dictionary.

    Perhaps I haven’t been caught out by the ADS when buying property in Scotland, which I have done, and will probably do again in the not too distant future, is because I haven’t been living under a rock since 2016 and have read the legislation on a number of questions hence why I’ve been answering questions on the forum about ADS when they crop up for a few years now. 

    This is the wrong section of the forum to start a debate anyway. You need to Debate House Prices and the Economy board for these types of threads.

    Yes, the Additional Dwelling Supplement applies because you are buying an additional dwelling.
