I’m not sure what you’re saying

Are you saying the vendor thinks he can get more money ie over asking price? How long had the house been on market, were you the first viewer? Do you know if there were other offers?

Sorry going through the process of buying and selling our home we are quite far on at this stage as we have instructed a survey and if all’s well we would be completing in good time

Cancel the survey and find somewhere else then unless you're prepared to increase your offer and/or potentially enter a bidding war.

Leave your offer on the table and continue looking at other properties is what I would do.

Well you could continue with survey and wait to see whether the surveyor agrees with the asking price offer you’ve made. If they value it lower you present that evidence to the Estate Agent and decide how you wish to proceed ie lower your offer and see what vendor says. If the vendor thinks it is worth more and relist they may find that a new buyer and new surveyor also lowers value.
Or you could phone Estate Agent first thing Monday, say you are pausing survey as you don’t wish to proceed if vendor is now messing you about and potentially seeking a new buyer and start looking at new properties.

No other offers but his current estate saying other estate agents have been telling him he could get more and his mates it’s priced fairly but this is making us really nervous thinking about getting the solicitor involved to prevent him from doing this again to us if we offer more really didn’t want to drop out

cancel the survey until you sort out whether or not they are accepting your offer.

Don’t spend any money on the house until you know you are defiantly sale agreed.

he sounds unreliable, and to be honest I would be wary about proceeding with him.  It’s all down to trust u too contracts are exchanges, so such an early warning sign would unsettle me.
