Making offer through purple bricks

Apologies if this has already been asked/answered elsewhere - I had a quick search through the forum first and couldn't see anything.

I'm currently interested in a house for sale through Purple Bricks, and I've requested a second viewing for next week. Following this I think I'll be making an offer, but I wanted to emphasise to the seller that I'm a FTB, and I already have a mortgage in principle sorted (hopefully increasing my chances of getting the offer accepted!).  I'm probably overthinking but would I be best placed to mention this to the seller when I view, or should I call up the agent to discuss/mention? The seller is doing viewings so I haven't had any communication with the agent at all yet.

I've also heard that purple bricks notifies anyone who has viewed the property when someone else books a viewing or puts in an offer, is that true? I haven't had any notifications since I first viewed, so would that mean no one else has viewed it or put in an offer since then?

    We made an offer via PB. Do mention in your offer message (in writing via the app), as I believe the owner gets a direct notification. I suggest mention this while viewing / if you decide to make an offer. Not sure if any other party gets a notification though we were told by EA, there is another offer on the property. It's irrelevant in my view, something you can't control. What you can control is having direct communication with seller and making your profile as a buyer more appealing.

    Hi, I would mention it in your message as you put an offer in but I’m sure you have to give those details anyways. 

    Yes, when your offer goes in, all other interested parties (those who viewed or signed up for notifications) are told that an offer has gone in. We had an offer accepted on a PB property however we eventually pulled out because the amount of structural work that needed to be done. We still even now receive notification emails when a new viewing is booked in or when someone sends in an offer.

    If making an offer via PB , your offer goes directly to the seller with any comment you put in.
    The seller will then either accept or negotiate with you. The seller can request that the EA negotiate with you via PB website. 
    (other viewers do get notification that an offer has been placed)
    If you offer is accepted then you fill in your solicitors details and its over to the solicitors to handle the sale.

    We offered on a PB house last September, it wasn’t accepted. Since then I got 2-3 emails a week from PB saying something like ‘there’s been an update on the house’ and it won’t say anymore. The emails lasted 6 months until the seller eventually pulled the house. 

    I couldn’t find a way to stop the emails, or how to close my account with PB. I managed to filter the emails to junk, which was enough I suppose.
