    Thanks - some really helpful advice here. I am sure our solicitors could offer the same but I am yet to get anything concrete from them other than taking money for our searches. 

    I am beginning to get regrets on the choice of conveyancers!

    It's worth bearing in mind that unless the house has been rewired recently, any electrical check will most likely say it doesn't meet current regulations. That's nothing to worry about, it's just that regulations change over the years and whilst it'll be safe, it just isn't the most up to date.
    If you're worried, you could get a picture of the circuit board (usually in the hall) and then google it to see how old it is and then decide whether to get an electrical survey.
