suspicions re buyers

Hi all first post on this forum.

I accepted an offer on my house 4 weeks ago yesterday,  draft contracts were sent and the surveyor arrived on Tuesday this week.  I would have expected to have received enquiries before contract by now but I haven't!  Seems really strange as the buyers were expecting to complete on their sale mid may and wanted to rush things through.  Surely I should have received enquiries by now?  Just starting to feel that I'm being messed about a bit.  Any thoughts?

    There is no point in their solicitor sending the enquires until all of their searches are back. This could take months depending on the LA.
    1.5 months is incredibly optimistic, I'd be expecting 4+ months in the current climate.

    I think enquiries only come once searches are done, they then ask all questions at the same time.

    Thank-you both for your responses.  I'm reassured,  I think paranoia is creeping in already and I suspect it's a long journey fraught with angst!  I need to chill out about it or I won't survive!! lol

    Did you send back the Fixtures & Contents Form and the Property Information Form and other paperwork 4 weeks ago?  These forms are included with the draft contracts, so it is unlikely that the buyer's solicitor has had the draft contract pack for very long.  Before they can raise any enquiries, they have to review all the paperwork and confirm their approval of the contract, including the legal title, included in the draft contract pack - that takes time and they base their enquiries on the information contained therein.  

    I think you're being a little impatient and 4 weeks from offer to raising enquiries is not being messed about.

    As others have said, very early to be expecting conveyancing enquiries, which are usually only made after searches are complete. 
    Not really sure why the OP feels messed around - the fact a surveyor has visited and draft contracts sent indicate that all is progressing well. Can always enquire separately through the agent how the buyers' own sale is progressing.

    Yes I sent these back, I like to keep on top of the paperwork!  As I said I think I'm paranoid because we have found our dream house and had an offer accepted and want things to move along.  I'm reassure that it's just me being impatient!  Thanks for your response it really helps

    If the surveyor only arrived on Tuesday then the mortgage offer may only just have been issued. They may yet return to renegotiate the purchase price.  Mid May completion was wildly optimistic and probably amounted to little more than a soundbite to make them more appealing. .

    Thankyou, there is no chain above us the people we are buying from have already exchange contracts on their purchase.  My buyers don't need a mortgage they are downsizing.  I expect (optimistically) to have completed by mid to end of July on both sale and purchase.  We don't need a mortgage either so I'm hopeful that is realistic.  I was just concerned as I thought that issuing initial enquires was one of the first things that solicitors do!

    I'm in the same boat @rosierunner Perfect house to move to (lifelong purchase) and fretting about valuations on both purchase and sale, buyers dropping out and losing the perfect home etc. (It's not 'dream home', I don't have millions! but it is one where I will never need to move again)

    Good luck with the move! With the last house we sold, we had no enquiries at all. We thought they must just be progressing slowly, then got a call asking to exchange 😅
