Building Survey shows nearly £100k of repairs required

So I've called a couple roofers and will hopefully get some quotes next week. Watch this space!
I'm also looking for a damp survey to be done so will feedback once I've have the quotes.

I've had a quote to skim off the Artex and replace with plaster board and skim in my living room ceiling for £300. So £500 may not be too far off.Chickereeeee said:The cost of some of the items on the list look remarkably low to me!

@manitravels I paid for my buyer's PCA damp/timber report and his mortgage lender threw it out as completely unsuitable. Do find someone who isn't trying to sell you dehumidifers/plastic membranes.£216 saved 24 October 20141

Update :
So the roofer visited the property today. I mentioned that the struts had been removed and asked if there was any concern regarding heavier tiles. He seemed to think it wouldn't be a problem. The estimate for the work came to : £9.7k - £13k
A lot less than £30k the surveyor estimated. I'm curious how the surveyor came to that figure.
Looks like there is a light at the end of the tunnel.4 -

Get it tested first for asbestos, just to be safe. Always £25-£50 well spent in my opinion.Irishpearce26 said:

Cheers. Im almost 100% sure it isn't due to the age of the house and that it was cheaper when adding plaster when built to do the artex effect. Pretty sure its just plaster.JJR45 said:
