FTB - Environmental search and contaminated land

We've had our environmental searches back and the report has a 'requires further investigation' part which says we are within 25 metres of unknown infilled land and a factory of unspecified use. The map dates back to 1962 and suggests there was an old quarry near our house which was built in 1970.
What are our actions and what's the impact?
From some basic research I think our options are:
1) Pull out of purchase (seems like a waste)
2) Get the council to issue a letter saying what the land was used for and whether they plan to investigate it
3) Indemnity policy?
Can anyone offer any further advice please?
