Chasing solicitors

Despite having done this before, I feel very new to the whole buying a house process. Mostly because last time there was no rush and I didn't really understand anything 🤣 this time we are in rented and desperate to get moved so I'm just wondering how best to chase up my solicitor? Not really sure what to say/ask when I call. Just a brief overview, my online tracking says contract pack recieved, searches requested, enquiries sent to seller and all searches recieved. My seller told me Sunday he was dropping in the last two bits of paperwork Monday, but my solicitor said almost 2 weeks ago that one search was outstanding and due back 18th May (despite online saying all recieved 25th april)

Should I even bother them with a call yet?

Thanks in advance for any responses and please be kind, cause I feel like I should know the answers or what to do now and I don't 🤣🤣

Bother them with a call when all searches and answers to enquiries are back. That's when they should be picking up the file to actually look at it, which is what you really want to prompt. Before then, they will do nothing (or close to nothing), and they will have a ready-made answer as to why nothing is happening.

If they tell you that they are still waiting for certain documents, then tell them that the online case tracker says something different, and ask them to look at your file to double check.

This is great advice. Those ready-made copy and paste answers will drive you bonkers in the end.

Your solicitor has no control over the speed of your vendor responding to the enquiries.

You have more chance of chasing down Usain Bolt than a conveyancing solicitor

Thank you for this advice, I made a quick call to enquire about the two different pieces of information and an hour later I was sent all of the search results 🙂 now to try and understand them....
