Managing agents recommendations

Do you have any recommendations for a competent MA, to manage a block of flats in North West London? Or any comparisons website?
It just seems so hard to find a decent MA! We have changed 2 in the last 2 years, and they seem to be getting away of doing the bare minimum if anything at all.

    I would think it's for you to agree with them (or tell them) what you want them to do before signing the contract.  And presumably, they will quote you a fee, based on what you want them to do.

    For example, I guess the list of things you might agree that they should do might include: arranging buildings insurance, issue service charge bills, collect service charge payments, manage the service charge accounts, issue annual summaries, plus all the mandatory legal stuff...

    Then maybe an hourly rate for any extra tasks they have to do, like arranging maintenance and repairs.

    What were you expecting your managing agents to do that they didn't do?

    Was there stuff that was agreed in the contract that they weren't actually doing?
