Mortgage Approved - DFS Application

Current situation is I have a mortgage approved with Accord and I've now exchanged (deposit paid over 25k) waiting for completion on a new build.
I didn't use my brain and thought I'd order a sofa and 48 months interest free on 2k seemed very manageable so applied, got instantly approved after Creation did a hard check.
When I got alerted of the hard check that got me thinking about future checks and then I saw that some mortgage providers will check before releasing funds and potentially reject... so what I've done now is actually changed the sofa from a credit application to a cash purchase however I can't remove the Hard check.

What are the odds of this causing a problem? I've seen the thread with the car but literally this is just a hard check now and I'm not going ahead with it. My cc's are all on zero, no usage of overdraft and no other issues on my file. Just a brainless credit check on this sofa.
Will they give me chance to explain? The Mortgage application states the funds are protected unless a material change to finances which I don't believe 2k would of been anyway over 48 months but less so now that its a cash purchase.

I'm a worrier over these things and I know everyone states no applications but what if they don't go ahead?

Nothing you can do about it now.

But no more buying overpriced tatty sofas on credit.
  • I'm sure it will be an amazing sofa. If only I have a home for it to go in now.

This might only be a problem if the new build drags on, your mortgage offer expires and Accord rerun their searches so that they can extend the offer.  You'd have to be very stretched if £41 a month is going to push you over some edge on an affordability calculation performed by Accord.
