Are the sellers' intending to separate the title (i.e. a transfer of part), so they can keep the parking space? If so, this will be extra work and your solicitor may not agree to proceed until an updated title and title plan are processed at the Land Registry.0

The online title plan and OC are the same for your current needs. OC1 is the form for an OC of the title plan but your solicitor obtains the OCs for you
If they are going to sell the property without the space then you’d be doing a transfer of part to buy the property. They wouldn’t split the title before you buy so presumably it’s more of an issue of whether you want/need the space and/or that’s what you offered on so it should be included“Official Company Representative

We offered the price we did with an assumption that there was a designated parking space.
That designated parking space turned out to be a garage which the current owner wants to keep despite the garage being on the title deed.
The current owner's have said they will definitely be retaining the garage which leaves me without a parking space which will prove problematic when selling in the future especially as every property on that estate has a designated space or garage on the title plan.
At this stage it's looking like a pull out, which as a first time buyer is so disheartening as I've spent over £500 on searches/reports etc.

I know it is disheartening but think about how you will feel long-term without a garage/parking space. It would be a no-brainer for me to pull out as yes, £500+ is a lot of money to lose but long term, and the expense of a property is even more so of a loss if it's not suitable after all. I would assume that the 'ad' for the property didn't state that the garage/parking wasn't included?1

It turns out that the garage was separated and was never a factor when the property was valued.
I've been to view the house most days and evenings and there's so much parking it's not an issue.
