    It's much worse because at a 'Modern Auction' you should get a proper legal pack before making your bid/offer, and therefore before you pay any money. In this case, Springbok seem to expect you to pay £2.5k before you've seen a legal pack.

    But it's slightly better in the sense that the £2.5k goes towards the purchase price - it's not in addition to the purchase price (so it counts towards mortgage LTV etc).

    Thanks everyone for your comments. I have cancelled my booked viewing for number of reasons including it being with Springbok.
  • got quote for price of house. Agreed purchase price or fixed price of 84000. option period 16 weeks. If couldn't  sell by then we could go elsewhere to sell. but if sold to somebody they introduced within 12 months.They would want maximum of 7000 pound, was ok with this. But two people made offers of 85000.I found out from one them that it had been turned down.  When I contacted my negotiator at sp and asked him why turned down. He told me I could accept 85000 but after there fees would only get 70000 or 75000.Told him why wasn't it in agreement.if had known that wouldn't have gone through them. Suggested he consult bosses and see if they would accept 85000 they get 5000 and we get 80000.Have not heard back.Have consulted ombudsmen ,told me they would sed information on how to complain to sp first.if got no joy .Then send complaint to them.

    In simple terms, you probably agreed to something like this:
    • The company offered you £84,000 for your property - you accepted the offer
    • The company wanted to re-sell your property - perhaps for £94,000 or £100,000 (so they could make £10,000 or more profit)
    • But the best offer the company could get was £85,000. They weren't interested because £1,000 wasn't enough profit for them.
    • But if you're willing to accept a reduced offer from the company of £70,000 or £75,000 - then they'll happily re-sell it for £85,000

    If you don't think that was explained to you clearly at the outset, you can complain to the Property Ombudsman.

    If the Ombudsman agrees that it wasn't explained clearly, they might award you a small amount of compensation for the inconvenience - maybe £250. (Or they might not.)
