Conveyancing- who does what?

I Am buying and selling.

Sale agreed on house I am buying for six weeks and house I am selling for four weeks.

My purchasers haven’t had their mortgage valuation yet - it’s scheduled for Monday.  My solicitor says they haven’t recurved any enquiries yet and assume the buyer is waiting until their mortgage offer come through to start.  My solicitor has sent all necessary paperwork to them.  Does this mean the three months conveyancing clock doesn’t  really start until they have their mortgage offer (which will be another week at least)?  Are all the searches done by the buyers solicitors, or will some of the information provided by my solicitor give us a head start?

    The 'conveyancing clock' is dictated by whatever takes the longest time (and whichever solicitor is slowest to pick up the file once they think a critical mass of information is in there.). 

    So the only thing that speeds it up is speeding up the slowest thing, and that's usually the back-and-forth of the enquiries that are raised after the searches, survey, draft contract etc. are all sent through. By their nature they have to be done in series rather than parallel, as they depend upon prior information.

    The searches are done by the buyer's solicitor. They may have already ordered them (that would mean the mortgage offer wouldn't slow things down), or they may be waiting for their mortgage offer.

    Thank you.  I k ow the end of June deadline is gone now, just hope it doesn’t drag in too long and I can enjoy some of the summer in my new place.

    When in a chain events are dictated by the speed of the slowest party.

    How many other links in the chain in each direction?
    Is there a new-build purchase at the top?

    There isn't a "three month conveyancing clock". That's just a rule-of-thumb time between offer and completion. As with all rules of thumb, it's utterly unreliable for any accurate prediction of any individual case.

    Your solicitor sends a draft contract to the buyer's solicitor.
    The buyer's solicitor goes over that, raises queries, you answer them.
    The buyer also gets their mortgage, survey, searches (and queries arising) done.
    When the buyer is happy, they're ready to exchange.

    That happens with every other link up and down the chain.
    When EVERYBODY up and down the chain is ready to exchange, you all exchange.
