@mrsmortgage - sorry I should have said, pre COVID (2018), I’m aware that at the moment a lot of agents want you in a proceedable position, ie under offer or listed to view.0

I didnt care who viewed mine back in September /October last, but I know some EAs and sellers round here at the time wouldnt even ntertain a viewing unless the viewers house is on sale, and in some cases, under offer !Plus,with it being a sellers market right now, and you are waiting for that one special "dream" house, IMO you arent doing yourself any favours by not even being for sale.What happens if your dream home comes on tomorrow and 3 people bid for it and they've all got an offer on theirs already ?If you were the seller would you give someone in your position the time of day?0

Nothing I could do with it. same reason I didnt offer on a couple of decent houses i saw before I had one on mine, its just words. And they both went, to peopel in a chain, within a week.The other 2 offers to me were from people who able to buy because they were prepared enough to buy they'd done the work to 'sell' their house / get a mortgage offer. I went with one of those. Not dreamers with promises.Its more likely the dreamer who hasnt done the work to get their house on sale even though they need to buy,will fall out (had that happen before, learned a lesson there)

I know as the buyer I would walk away if I was the vendor! As a vendor well I think I would accept my own offer, but I'd rather give my house to someone who will look after it than someone who's just buying because they cant find something better0

I looked for years. Had a small search area and very specific ideas! When the perfect house came up I immediately put my house on the market with the same agent. Unfortunately it has all happened in the middle of a crazy market!I has worked out so far, at the moment sale agreed on both properties. I spent the time I was looking Doing cosmetic improvements to my house which helped it sell quickly.

Well we decided against the new builds, way too small and claustrophobic for us. My husband is not very convinced about leafleting but at least we've found two streets we'd definitely do it.0

This did work for a friend of mine, astonishingly* a few years after he leafleted. And it was for a specific house not an area.* because the owners must have kept his note for that time0
