I wonder if it’s the agents suggesting this rent increase rather than the landlord. Sheer greed either way. I have BTLs and have never increased rents with tenants in situ. Usually wait til they move out and raise rent to just below market rate for new tenants. I have one tenant who has been in a property six years now without rent increase, good tenant mind but never expected to stay that long!2
