    Please don't infer I am using Covid to break any terms and conditions, I have refunded or moved all guests since the pandemic started. I thought I had to by law but seems I didn't really and have lost my business and a years earnings in the process. So was just wondering what the actual law is, it seems to change all the time re refunds

    The law re refunds is the same as it always was.

    If you want offer a more generous refund policy, you can do that, but not less than the law allows.

    When you enter into rental agreements with your customers, under which jurisdiction are these constituted?

    Building a reputation. obtaining repeat business and being recommended can take a very long time. Takes minutes for it all to be destroyed. Customers can be very unforgiving.

    I am based in the UK , properties are in Spain, I am also an agent renting other owners properties. The contract is is English and states
    18. Jurisdiction This contract is subject to and shall be constructed in accordance with the laws of England and shall be subject to the jurisdiction of the English Courts.
    I also issue contracts in French which does not state that! Sorry to hi jack this thread, I should have started one on my own.............

    That was not my intention at all, I was simply highlighting that whatever the terms and conditions state is what stands, on the condition that this is more than the legal minimum.

    Package travel has different regulations to accommodation (or flight) only travel.

    Completely agree, which is why in limited cases at the moment we are doing more than the rights given in the contract to keep anyone unhappy quiet. This is not a long term policy, but we deem it essential to us for now.
