EPC certificate

I rent a flat above a shop and the gas heating was cut off as the meter is located in the basement below the shop, so due to H & S reasons of access the heating supply was cut but the EPC reading for the flat received 'Good' for heating! There is none!  Apart from plug in electric heaters. I queried this and was told as the boilers and heaters are still in situ. it has the potential to be good! There is no double glazing bar one window and only a ⅓ of loft is insulated but the flat was marked a 'D' I am baffled, no mains heating and lousy insulation, damp in an area of the lounge. I believed the landlord may finally have to improve the heating or lack of it...but it seems not?

EPC certificates are issued by people who feed information into a software package.  These people don't understand how this software works so you won't be able to challenge them on the outcome, just if you see that one of the inputs is wrong.  So if, for example, the EPC does not note that only 1/3 of the loft is insulated then you have the basis for a challenge.

EPC certificates are not really in my personal opinion, not worth the paper they are written on.
