EPC and S21

my landlord has asked to do an EPC as the current one has expired,  after looking on the goverment website for our address,  we  can not find one.
we know that makes the S21 invalid as does not issuing the how to rent guide.    The EPC guy is coming tomorrow, does it matter if it goes ahead?
what are the implications of having it done?   Is my S21 still invalid because It wasnt done in 2018 or before i signed my last contract in 2019.

and how much does having an over 30 year old back boiler affect the EPC plus we have no working heat source in a large kitchen diner,  and if it did get and F rating what would happen.

If they have already issued the S21 without having a valid EPC in place then that S21 will be invalid. They could issue a new S21 after they get the EPC which would then be valid. Chances are they will forget to do this and so the S21 will remain invalid.

Don't let him in.  Keep that s21 invalid for as long as possible.  Unless if course Landlord offers sufficient inducement...
