Could someone explain this to me please ? I’m borrowing 78k do you think this mean the full amount? I’m a FTB and can’t believe only took 1 week from applying to offer!

It just means your offer replaces any they might have given you previously for this transaction. Irrelevant for the first offer, but it means if you later change a detail and they issue a new offer document reflecting this, it will replace the one you have now.0

Do you think it will be for the 78k? Would they have mentioned it being undervalued?I’ve been reading up on people having mortgages declined by Santander right near completion with an audit now I’m panicking knowing my luck I’ll be that one they do this too!0

Have you had more than one offer from Santander for any reason? Just check through your offer, it will clearly tell you the loan amount. Do you have a mortgage broker? They would be informed if Santander has placed a max loan on your application.
Sometimes your solicitor will report to the lender, it could be something such as the application states the house is freehold but it is in fact leasehold. Your name could have been miss-spelt or any clerical error that needs to be rectified - could be for any reason but not normally detrimental.
Your adviser would be informed of any of the above but check your offer. Santander would have done a valuation at the start of the application process. 1st port of call after reading your offer would be to ask your solicitor why another offer has been produced - are enquiries okay?0
