    I usually prefer to wait out sellers v. offering at a price that I don't think will trigger negotiations.  There's no benefit to me, and there is benefit to the sellers. They get a "floor" / worst-case number, and the EA gets to tell other buyers that the property has a pending offer.

    I also generally walk away if sellers ask me to increase my offer without making a move themselves.  As a rule, I don't negotiate against myself.  If the seller isn't willing to make a counter-offer, that's fine - they can come back to me if they change their mind. Some have.  Others haven't.

    That said, I am usually flexible in my property purchases, and I put more weight on getting a deal v. getting something very specific.

    Possibly a little bit disingenuous to the EA on my first post, think they were rather busy during the period of our first few offers. Impressed how he handled it all in the end.
