    New developments can benefit prices as it draws in buyers and they won't be getting views so have less invested in having views on second hand.

    The new houses will tend to be premium priced and if there is new infrastructure that can help.


    Usually the local plan highlights areas designated for development.

    the land behind  looks to be owned by another house further down the street not the farm land that has the massive development.

    No but what relevance does this have to what I’ve said? I haven’t mentioned searches.
    It's an example of a buyer who cared about a nearby development which (possibly) didn't have to be disclosed by either the vendors or their searches (and in any event wasn't revealed by either), but which they would have found out about if they had done a minimum amount of research into the local area.

    That property also has a regular listing with a sensible price.

    Its the only on in the UK with that wording on the listing......
    (and OP is in Kent)

    I was looking at this property in the village of Mudford near Yeovil  - super bungalow with large garden and open views of fields.

    Thought it was strangely cheap.

    I then googled development in Mudford.  PP for 750 Barratt Homes just down the road.  OK, not directly behind the bungalow but near enough with all the negatives it would entail.

    This would be a definite no for me.

    If you DON'T do your own research and you only discover it weeks or months down the line from searches think of all the money and time wasted.

    I am in the process of selling and on the land registry form I have disclosed that 2 years ago we received a letter from Highways Agency that land about quarter of a mile away on farm land to the left of the property would be used for machinery storage for the new Lower Thames Crossing and we would be entitled to compensation, move forward a year to another letter saying the storage area will move further away but not by much  and we will not be entitled to compensation.  The plans for the crossing were withdrawn late last year and are supposed to have been re submitted by February which they were not so no planning consent  or application is on the table  at present but in fairness to the buyer and complete honesty I have declared the above
