Hello.
we are viewing a house in a few days(Scotland) that on reading the description is sold as seen. Some items that are listed as being included - 65inch tv, sound system, computer desks and screens, washing machine and tumble dryer. Gym equipment, sauna, TVs, American fridge freezer

The reason we looked at the property was because of its size and location and garden.
It is offers over £270k with a home report of around £275k

i don’t want the “items” included as I have my own furnished house. But as they are coming  with it as the buyer are we obliged to up the offer based on the contents ?
Given that house prices are going crazy just now I feel a bit pressured that if we like it our offer would need to consider the items with the house?
am I right on this?

Any help/advice/thoughts are much welcomed

:)

They want to sell and get rid of the kit.  Keep them happy, just say yes, then sell off on eBay or woteva the things you don't want -eg their TV, your tumble dryer etcetcetc
  • What I mean is as a buyer are you obliged to add a few extra thousand to your offer for the stuff that’s coming with it?

Hi, Sold as seen, I would read as no guarantee given on those items, however I would expect one to be d for in-build  items and any central heating (7 days after moving in).

The Scottish system has many pros and a few cons. The seller should pay for the home report. If you like the property, you will need to move quick to make your offer. Seller can go to a closing date in most cases. STM.

    Good luck

Sounds a bit odd to include all that - I can understand not bothering to shift bulkier things but I can't remember anybody leaving a tv behind.

I would view it as you doing them a favour by allowing them not to hire a removal van. Second-hand value of appliances etc is minimal, hardly worth taking account of in the price.

No I wouldn't feel obliged to offer more for some second hand items.  Has your solicitor given you a steer on this?

If the property is advertised with these items included, the asking price should reflect that and this in itself shouldn't be a reason to offer over the asking price.

Sold as seen rings all sorts of alarm bells to me, and has nothing to do with TVs being included in the sale.

The problem you have is that the stuff might not be worth a bit more to you, but it could be to someone else. A first time buyer might have budgeted for furnishing, and be willing to up the price using some of that.

Selling everything is unusual, but not unknown. The most likely scenario is a worker being moved overseas.

Depending where you are the market is quite good, and someone might be willing to go well over to get the house regardless of the furniture.

I suspect they will be moving abroad, I know a few people who sold like that.  Have you ever tried to sell everything in a house?  Yeah you can do it over a few weeks, but that also means you no longer have it, which means living there is miserable.

They want to sell, but in the weeks before, they want a bed to sleep in, sofa to sit on etc and would rather leave it then sell it separately since they can't take it with them.
