Why can commercial retail landlords get no help even if they have had to cut their tenant’s rent?

Why is it that commercial retail landlords can get no help from the government when we have been forced to suspend our rental income in order to help keep our tenants going during the Covid crisis?

Possibly for the same reasons, Private Landords get no help? The world is not ruined by the wickedness of the wicked, but by the weakness of the good. Napoleon4

You were not forced to do anything, you made a choice.heidihi11 said:Why is it that commercial retail landlords can get no help from the government when we have been forced to suspend our rental income in order to help keep our tenants going during the Covid crisis?
Rental is a return on investment, so just as those with shares, bonds etc. who had reduced income due to drops in dividend etc. An investment may rise and fall in value and indeed most retail premises are now significantly overvalued.9 -
Well I disagree..if we hadn’t have cancelled the rent we wouldn’t have had a tenant still there by now so we were pretty much forced to do it, even though the tenant has probably been able to claim government support as a retail business. What will the government do when landlords simply can’t afford to do this anymore...most shops will be left empty and then what?!0

Then landlords will need to find new tenants. If supply outweighs demand, then landlords may need to consider adjusting their rent expectations, alternative uses of the vacant premises, holding out, or selling up.heidihi11 said:Well I disagree..if we hadn’t have cancelled the rent we wouldn’t have had a tenant still there by now so we were pretty much forced to do it, even though the tenant has probably been able to claim government support as a retail business. When tenants are struggling there are options other than simply cancelling the rent.heidihi11 said:Well I disagree..if we hadn’t have cancelled the rent we wouldn’t have had a tenant still there by now so we were pretty much forced to do it, even though the tenant has probably been able to claim government support as a retail business. Simple, introduce very significant charges on empty retail premises that keep rising the longer a property is empty* - landlords can choose to bear the significant cost, sell up or get a tenant.heidihi11 said:Well I disagree..if we hadn’t have cancelled the rent we wouldn’t have had a tenant still there by now so we were pretty much forced to do it, even though the tenant has probably been able to claim government support as a retail business. * as council tax already does in some areas now.5 -
Your tenants should have received the Non Domestic Rates Grants over the last 12 months. They could have paid some or all of their rent from these grants? I know a local cafe who's landlord insisted on full rent as he knew the cafe was in receipt of the Non Domestic Rates Grants.4
