What is next step after searches

Hi can you advise how long it takes for exchange of contracts after searches? What could be possible delays?

    The solicitor will sit on it until you have made multiple requests for updates, most of which will be ignored (they do have other clients, you know, what makes you special?).

    Eventually they will reluctantly drag your file out and possibly start thinking of making some enquiries.

    My searches were back on 26th Feb and I still haven’t exchanged yet and the house we’re buying has no chain 😩

    That is too much wait! Is this delay from yours or seller solicitors? Is seller solicitor not worried about this delay?

    Tbh it’s been a mixture of both solicitors but my solicitor sent extra enquiries to sellers solicitor on 12th April and it took them 9 working days to even send them to the buyers 😡...  all our paperwork is signed but I’m now awaiting the answers to the extra enquiries! God knows how long it will take! 

    I’m 16 weeks in on a non chain sale 😩

    It depends on what your searches bring back, and if there are any enquiries or issues that need to be resolved,and also how responsive the parties are that are involved. To exchange, everyone in the chain needs to have completed searches and enquiries, and received, signed, had witnessed and returned their title report and contracts. One person in our chain has spent the last 4 weeks trying to resolve a complicated issue that the searches threw up, and it's probably going to take another couple to update the paperwork and get the title report and contracts issues now a resolution has been found.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
