Aesthetics of extension adjacent to garage

    Thanks, boundaries are shown here. 

    Layout upstairs is 4 double bedrooms and 1 bathroom. We don’t need more bedrooms at present. One of our bedrooms currently doubles as a guest room and study, longer term we could have a separate room for this - which could be either upstairs or downstairs I guess.

    Ok. So if you extend to the north side, & leave a meter gap to the boundary, to get garden access in, that would give a sizable box to work with.
    I wouldn't try & open plan it with the rest of the house, as that would mean dealing with external structural walls.

    I notice that your also wanting to alter the stairs, & get rid of most of the internal walls. That will get expensive.


    Personally, I would look at getting another bathroom or en-suite upstairs.
    You could even look at whether you could fit in a home office space somewhere.



    A basic plan.
    It's only one wall being knocked through (where the WC is). One doorway blocked up in the kitchen, giving you more space in that room.
    Side doorway position into the utility area would depend on what the planning department allow. If it looks like the utility area is too small, just nudge that dividing wall along. For a window, just put one next to the doorway, it's easier to do one opening than two, & your proposal doesn't give much wall space.
    Play room, have patio doors opening out to the back, but nothing on the side wall. That's a north facing wall & will just be overlooking a path & fence.

    I'm not critisising just wondering why you want most of your house as a kitchen, utility and storage area with the front and back door leading into it?
    Just a small lounge with no view tacked onto it.
    It's a very personal layout that's going to cost a fortune and have limited appeal should you wish to sell. It isn't going to bring a return on your outlay.
    Knowing why you would like this layout would help give advice.
