Estate agent falsely advertising

Can an estate agent sell a house as a 3 bed when it was last sold as a 2 bed 2 years ago? The floor plan is exactly the same , the 3rd room upstairs is no bigger than a walk in closet and they will not give me the room measurements? And no measurements on the advert either

What they call it changes nothing. It is what it is, no matter what anybody calls it. The walls don't move, according to what the ad says.
If they won't give you the measurements, take a tape measure when you view. If you view.

There is a house just gone up for sale near my parents for £700k. The last sold price was £400k in 2017, and according to the pictures from that sale, the only thing that’s changed is they haven’t bothered to keep up with the hedge pruning. The EA is either lying through their teeth in the description of property “extensively updated” or has been sold a dummy and hasn’t bothered to check.
There is nothing we can do about it either, apart from have a good laugh and watch it not get sold. I might even call the EA and have a chortle down the phone whilst asking if it’s a typo - it’s a small boring village in east anglia (and not a posh area like cambridge or north norfolk) that can support maybe max 500k for the village manor.
how do you know it is wrong this time when maybe it should actually have been described as a 3 bed last time?0 -
I’ve viewed it , it was marketed and sold as 2 bed 2 years ago , seems they can do what they like0

They did the same with my Grandad's bungalow, what was the tiny box room is now listed as the dining room - never going to happen. The dining room which actually leads to the conservatory is now listed as a bedroom, which isn't going to work very well for the flow of the home.
So it can only be 2 bed plus dining room, or 3 bed no dining room, never 3 bed plus dining room.
It sold it 2015 for £215k and is now on the market for £270k. They've done very little, even the bedroom wallpaper has stayed the sameMake £2023 in 2023 (#36) £3479.30/£2023

What is size of this walk in closet? To be legal for just an under 10 child it must be 4.6 to 6.4 sq metres.

A certain estate agent keeps labelling dining rooms as bedrooms. They're traditional 1930s 3 bed semis so when you see 4 beds you assume the loft has been done. No they've just decided the dining room is now bedroom.1

I don’t think the agent will get in any trouble for this; it’s normally us to the buyer to do due diligence. They might find that the bank may have a problem with this or down value when they perform survey.0
