House identified as having risk of subsidence

Our house has a moderate risk of subsidence but no signs flagged on survey, nor any history of subsidence. Husband got typical ‘off the net’ insurance by going through compare the market or similar.
do we need to call them to tell them there’s a moderate risk of subsidence? Husband says no, I’ve got my doubts!
thanks in advance

Let's go back a bit... what IS "subsidence"?

It's when a house doesn't have foundations that are adequate for the soil type. If the soil's a bit wonky, the foundations need to be more solid, sure, but that doesn't mean it's at any greater risk than any other property that's got adequate foundations for the soil...

So what's making this surveyor think the foundations of this one are inadequate? Or are they just saying "the soil around here might be a bit wonky"?

  • It’s just come back on the search report. The surveyor said no evident problems (hope it stays that way!)

"Moderate" means, well, moderate. Not "high". And in any event, you only need to answer the questions the insurers ask you, not guess stuff yourself which you think they might be interested in.

Presumably your information is from a desktop report about the ground conditions in the vague vicinity of the house? Which is the sort of information insurers already know about anyway.
  • Yes that’s right Re searches. Thank you, that’s what he thought. I wasn’t sure!

More or less every house in London has a moderate risk of subsidence because they are built on clay ...  It's not a secret; insurers know..

Nearly all searches come back with a moderate risk of subsidence, it's not a cause for concern unless the survey flags up anything worrying.
