How many viewings of a rented house is 'reasonable'?

I'm renting an old house in the countryside that is currently on the market. They're arranging viewings once a week but keep asking for 2 times a week. Due to covid and having nervous dogs, we all have to leave the house for 2 hours each time so that 2 or 3 sets of people can view the house. I have told them once a week is reasonable, yet they still keep asking to fit extra viewings in.

What would you consider a reasonable frequency for viewings? Am I being unreasonable in requesting one viewing for 2 hours per week?

    Stick to your viewings once a week, it's still your property and paying for it.

    It's quite reasonable to ask for two slots. It's quite reasonable to deny them two slots.

    I've got a really good relationship with my landlord. We've been renting for 1.5 years and have been very accomodating in that time - the shower has never worked, the water didn't work for a week, one room flooded and we laid down our own lino, the heating was out for a few days, as well as other things going wrong that we've put up with because we know it's an old house.

    Our lease officially ends next month but we have a casual agreement after that so that we can stay a bit longer and he can still get rent while the house is being viewed and the sale finalized which can take a few months. It's more the estate agents that are being a pain. Last week, I spoke to them 4 times and they keep calling to try and fit viewings in. They're making out that, because I don't want the full morning booked (4 hours), that the other option is 2 shorter times. But I feel that 1x 2 hour slot per week is reasonable...

    Can you not negotiate a payment for additional viewings? e.g. they give you £25 and you go out for tea and cake?

  • When you say that your lease 'officially ends' next month. Do you mean that your LL has given you S21 notice, and that notice has ended and the LL has then gone to court and the court has ruled that the tenancy has ended?

    If not then your tenancy does not officially end next month (unless you agree with the LL to end it).
  • 2 hours for one viewing? That's a bit dramatic. A viewing in covid times from my understanding shouldn't be any longer than 20 minutes.

    I wouldn't rely on him sticking to that agreement. Sitting tenants are a deal breaker to many potential buyers, if and when he figures that out he likely won't be so keen.
